In the USA, there is a national shortage of affordable housing. Nationally, the average wait time for a HUD Housing Choice Voucher is nearly two and a half years. However, wait times can be as long as eight years in areas managed by the largest public housing authorities. HUD certified constructed Manufactured housing now plays an essential role in offering affordable housing in the growing housing markets in the USA. Each of our AHC communities will be a stand-alone, separate LLC. We are seeking partners to help enable AHC to construct several HUD affordable housing communities in the Midwest USA beginning in Missouri and Texas.
Construction funding (based on project budget) and long-term, permanent funding (based on a value-added appraisal) will pay out upfront investment. Substantial monthly net cash flow (30% to 50% of total rents) will be realized after payments to amortize the permanent financing. This net monthly cash flow will be split between the partners according to the project LLC’s operating agreement.
Partner’s cash-on-cash ROI is exceptional. Not only is partners cash invested returned quickly by construction and permanent financing, the project ITC’s and even its depreciation can be monetized in advance to help finance the construction of the project if needed.
